H3 provides the following Real Estate Advisory Services:
Disposition Planning and Management – H3 has significant experience, in and out of Bankruptcy, evaluating the effectiveness of a real estate portfolio and creating a disposition strategy to maximize value and entity value. At H3 we will perform detailed property, and four-wall analytics, to determine the current and future efficiency of the real estate and then work diligently with management to create a strategy to mitigate operating expenses and monetize underutilized real estate. H3 is accustomed to working under difficult time constraints and will design a process that is consistent with the company's plan.
Financial Analytics and Cash Flow Modeling – H3 will utilize its deep knowledge of real estate finance, as well of it's understanding of primary, secondary and tertiary markets to create detailed, meaningful and reliable cash flow projections and analytics that can be used for acquisitions, dispositions and reporting purposes. H3 has experience presenting its findings to management teams, lenders, and Board of Directors.
Monetization of Leasehold Interests and Lease Negotiations - H3 will work closely with landlords to obtain a fair balance of real estate operating expenses based on the commensurate operations. Sometimes our clients need less real estate, and in some cases, less expensive real estate. We can successfully monetize valuable leasehold interests, re-negotiate favorable lease terms, or negotiate an early termination.
Transaction Advisory and Due Diligence - H3 can provide property, portfolio and company due diligence for all acquisitions and has significant experience evaluating cash flow projections, waterfall charts, markets, and outstanding lease and debt obligations. Mr. Hauer has provided expert testimony and has successfully advised on the acquisition or refinancing of a property, portfolio, fund or operating entity.
Property, Portfolio and Debt Restructuring - H3 will work closely with owners and lenders to stabilize distressed properties and design a practical and achievable long term to maximize value. We have the expertise to restructure the following; debt and lease agreements, stalled and failed development projects, shopping centers experiencing a change in market dynamics, and portfolios of mixed use properties.
Asset and Property Management - During time of transition, H3 is prepared to provide interim Asset and Property Management services to owners, lenders, and trustees. H3 can manage a portfolio of operating locations during a corporate restructuring or bankruptcy, oversee the redevelopment of a large industrial park, and step-in, on an interim basis, as Director of real estate operations to a company in transition.
